Almost every family we show homes to in Ahmedabad and Gandhinagar asks about vastu at some point. Sometimes it is the deciding factor, sometimes it is a mild preference. As brokers our job is not to tell you what to believe. It is to tell you what buyers in this market ask for, because that directly affects how easily a home sells later. Below are the questions that come up most often, and how we handle them practically.
First, The Honest Framing
Vastu is a traditional Indian system of architectural orientation. It is a matter of personal and cultural preference, not a structural or legal requirement, and nothing here is a claim about health, wealth or fortune. What we can say with confidence, from transaction experience, is this: in Gujarat a meaningful share of buyers filter for certain orientations. A home that satisfies those common preferences generally attracts a wider buyer pool at resale. A home that does not can still be an excellent home, but the pool of interested buyers is smaller, and that sometimes shows up in the negotiation.
Treat vastu as a demand factor in this market, not as a verdict on whether a home is good.
The Entrance Direction
This is the single most asked question. Buyers frequently prefer a north or east facing main entrance, and north-east is commonly considered especially desirable. West and south facing entrances are asked about more cautiously.
Two practical notes. First, understand what is actually being measured. Many buyers confuse the direction the building faces with the direction the flat door opens toward. Clarify which one matters to your family before you rule out options. Second, in the Ahmedabad climate, orientation has a genuine practical dimension too. A flat taking heavy west afternoon sun gets noticeably hotter in summer, which affects comfort and cooling costs regardless of any tradition.
Kitchen Placement
- The south-east corner is the most commonly preferred position for the kitchen, with north-west often treated as an acceptable alternative.
- Buyers often ask about the cooking platform orientation, with east facing being a frequent preference.
- A common concern is the kitchen sharing a wall with or sitting directly adjacent to a toilet.
In modern apartments in Bopal, Shela, Gota or Chandkheda, kitchens are fixed by the builder layout and cannot be moved. So this becomes a shortlisting filter rather than something you modify after purchase, which is exactly why it is worth asking about before you book.
Bedrooms And The Master Bedroom

- Buyers often ask about the head-of-bed direction, with south or east being frequently cited preferences.
- Mirrors directly facing the bed and beams running directly over the bed are common concerns raised during visits.
Most bedroom-level preferences are about furniture placement, not walls, so they are usually adjustable after possession. When a client is worried about a bedroom, we point out which concerns can be solved with an interior layout change and which are fixed by the structure. That distinction saves people from rejecting otherwise good homes.
Toilets, Water And Storage
Common questions include the placement of toilets, which buyers often prefer away from the north-east corner, and the location of the underground water tank versus the overhead tank. In an apartment these are almost entirely determined by the builder, so again this is a selection filter. In a bungalow or a plot purchase in areas like Sanand, Sargasan or Kudasan, where you are building, you have real control and it is worth discussing with your architect at design stage rather than after the slab is cast.
How We Suggest You Use This Practically
- Decide your non-negotiables early. Two or three fixed requirements are workable. Fifteen will leave you with nothing to see.
- Separate structural from adjustable. Entrance direction and kitchen location are fixed. Bed direction, mirror placement and furniture are not.
- Tell your broker upfront. If a north-east entrance is essential, say so at the start so we do not waste your Sundays.
- Consult your own advisor if it matters to you. We are brokers, not vastu consultants, and we will never pretend otherwise.
- Weigh it against the fundamentals. Title, builder record, location, price and construction quality determine what your home is worth. Orientation influences the size of your future buyer pool.
