The buyers who get the best deals are usually the calmest ones in the room, because they have done the homework and they know what the property is genuinely worth. Do The Groundwork Before You Quote A Number
You cannot negotiate what you have not measured. Before your first offer, find out:
- Recent actual transaction prices in the same building or immediate lane, not asking prices on portals. Asking prices are hopes. Registered transactions are facts.
- The jantri value for that survey number, since stamp duty is calculated on the higher of the transaction value and the jantri value.
- How long the property has been on the market. Something listed for eight months has far more negotiating room than something listed last week.
- Why the seller is selling. A seller who has already bought elsewhere and needs to close by a date is in a different position from one who is testing the market.

- Floor rise charges and preferred-location charges
- Parking charges, especially a second parking space
- Club or amenity membership fees
- Legal and documentation charges
- Maintenance advance, sometimes waived for a period
- The payment schedule itself, which can be worth real money to you
Timing matters with builders. Quarter ends, festive periods and the closing stage of a project when few units remain are all moments when flexibility increases. So is the launch stage, when they need early bookings for momentum. Whatever is agreed, insist it appears in the allotment letter and agreement. A verbal waiver is worth nothing later.
Resale Negotiation Is About The Person
In a resale deal you are negotiating with an individual, and emotion is part of the transaction. Insulting the property is the fastest way to lose the deal. Instead, be specific and factual: point to the age of the building, the condition of the bathrooms and kitchen, the absence of a lift, the parking situation, or the pending maintenance dues. Concrete observations justify a lower number. Vague criticism just offends.
Your strongest resale levers are usually not price alone. A clean, fast, unconditional close is often worth more to a seller than a slightly higher number from a buyer whose loan is uncertain. If you have your loan pre-approved and your funds ready, say so early. It genuinely changes the conversation.
Levers Beyond The Headline Price
- Possession timeline - giving a seller extra time to vacate can be worth a discount to them.
- Fittings and furniture - air conditioners, wardrobes, modular kitchen and light fittings included is real money saved.
- Pending dues - society maintenance, property tax and utility arrears should be cleared by the seller before registration. Make it explicit.
- Registration and transfer costs - who bears what is negotiable and should be written down.
- Token and payment structure - a larger token with a firm short timeline often buys a better rate.
Mistakes That Destroy Your Position
- Showing obvious excitement at the site visit. Look, ask questions, stay neutral.
- Revealing your maximum budget early. Once the seller knows your ceiling, that becomes the price.
- Having only one option. Without an alternative you have no walk-away power, and sellers sense it.
- Negotiating hard on price and then ignoring the agreement terms, which is where the real risk sits.
- Making an offer so low it is not credible. It ends the conversation instead of starting it.
- Agreeing to any arrangement that involves under-declaring the transaction value. It is illegal, it exposes you at resale, and it complicates your loan.
Know When To Stop
Sometimes the property is correctly priced and there is no discount to be had. Chasing the last one percent on a home you want, in a market where similar inventory is scarce, is not clever negotiation. Decide in advance what the property is worth to you, negotiate honestly toward that number, and be willing to close when you get there.
