GIFT City comes up in almost every conversation we have about the Ahmedabad to Gandhinagar corridor, and it is also the single most misunderstood thing in this market. Buyers arrive with the impression that it is simply a new upmarket neighbourhood. It is not. It is a planned business district with a special regulatory character, and that changes what buying near it means.
What GIFT City Actually Is
GIFT stands for Gujarat International Finance Tec-City. It is a planned development on the Sabarmati corridor between Ahmedabad and Gandhinagar, built as a financial and technology business hub. A designated part of it operates as an International Financial Services Centre, which carries its own regulatory framework aimed at financial institutions doing international business.
The practical consequence for a homebuyer is that GIFT City is primarily an employment and commercial engine. Residential development exists within and around it, but the reason the corridor matters to property buyers is the jobs and the infrastructure that come with a district of this kind, not because it functions like a conventional suburb.
Living Inside Versus Living Nearby
There are two quite different propositions here and you should be clear about which one you are pursuing.
- Inside the development: a small, controlled pool of residential stock in a planned high-density environment with district-level infrastructure. Suits people working there who want a walk-to-office life. Supply is limited and the buyer pool is narrower, which affects resale.
- The surrounding belt: Kudasan, Sargasan, Raysan, Infocity on the Gandhinagar side, and Chandkheda and Motera on the Ahmedabad side. Far more choice, a wide range of budgets, and a broader resale market. This is where most of our buyers actually transact.
For the majority of families, the surrounding belt is the sensible answer. You get a normal residential environment, schools and retail, and a short commute, without paying for a specialised location.
Who GIFT City Proximity Genuinely Suits
- Professionals employed at GIFT City or in the Infocity cluster who value commute time above everything else.
- Investors targeting rental demand from that workforce, particularly for well-finished two and three bedroom flats.
- Long-horizon buyers who believe in the corridor and are comfortable holding through slower periods.
Who it does not suit: someone looking for a quick flip, or a family whose daily life, schools and extended family are all rooted in west Ahmedabad. The commute across the river corridor is real, and it is longer at peak hours than the map suggests.
The Marketing Traps to Watch For
Any project within a fifteen kilometre radius will describe itself as close to GIFT City. Distance claims in brochures are the least reliable number in Indian real estate.
- Drive the route yourself on a weekday between 8:30 and 9:30 am. That is the number that matters.
- Be sceptical of appreciation projections tied to future GIFT City phases. Infrastructure timelines slip, and no broker or developer can promise a growth rate.
- Confirm what is actually built and operational around the project today, not what is planned.
- Check the RERA registration and registered completion date for any under-construction unit.
Rental Demand: A Realistic View
The rental story in this belt is genuine. A workforce concentrated in a business district needs housing nearby, and that supports demand for good quality flats in Kudasan, Sargasan, Raysan, Infocity, Chandkheda and Motera. Furnished and well-maintained units let faster than bare ones in this segment because a lot of tenants are relocating professionals.
What we would caution against is assuming yields will be dramatically higher than the rest of the region. They usually are not. Buy for a combination of steady tenant demand and long-term corridor growth, not for an unusually high yield number someone quoted you.
Practical Checklist Before You Buy in This Corridor
- Verify the project on the Gujarat RERA portal, including promoter details and the registered completion date.
- Get the full cost sheet in writing, covering parking, club, maintenance deposit and any infrastructure charges.
- Have your advocate check title and approvals independently.
- Ask how many units in the project are already sold and occupied. Occupancy tells you more than a sales pitch.
- Check water supply, power backup and road access, since parts of this corridor are still filling in.
