Flat, Plot or Villa?
Gandhinagar is one of the few places near Ahmedabad where a plot purchase is still a realistic mainstream option, so this decision matters more here than it does inside the city.
- Flat: lowest management effort, easiest financing, most liquid resale. Best if you want to move in soon or want rental income.

The caution: proximity to GIFT City is used as a selling line by projects that are not actually close to it. Measure the real drive time yourself during a weekday morning. A project marketed as GIFT City adjacent may be a twenty-minute drive in traffic, which changes the rental proposition considerably.

- RERA registration number for any under-construction project, verified on the Gujarat RERA portal rather than taken from a brochure.
- Title documents and the chain of ownership, checked by your own advocate.
- Approved layout and building plans from the relevant authority, and confirmation that what is being built matches what was approved.
- Non-agricultural status where applicable, particularly for plots.
- Encumbrance position, to confirm there is no existing charge on the property.
- For a resale flat, the society no-dues certificate and share certificate.
- Property tax receipts up to date.
Costs Beyond the Sticker Price
Buyers routinely underestimate the total. Budget for stamp duty and registration charges, GST where applicable on under-construction property, legal fees, loan processing charges, and any developer charges for parking, club membership, maintenance deposit or infrastructure. These add up to a meaningful amount over the quoted price. Ask the developer for a full written cost sheet including every head before you book, and confirm current stamp duty and registration rates with your advocate at the time of purchase, since they are revised periodically.
Realistic Timelines
A ready flat with clean documents and pre-approved finance can close in a few weeks. An under-construction booking is a multi-year commitment, and possession dates slip more often than they hold. When a developer quotes a date, ask what the registered RERA completion date is, because that is the one with legal weight. Plan your own rent or living arrangements around the RERA date, not the sales team optimism.
