2 BHK vs 3 BHK in Ahmedabad: Which Should You Buy?

This is the question we get asked more than any other. Should I stretch for the 3 BHK or stay safe with the 2 BHK. There is no universal answer, but there is a right answer for your situation, and it usually comes down to four things: how long you will hold the property, who will live in it, where it is located, and what the stretch does to your monthly cash flow.

Start with holding period, not room count

If you expect to stay in this home for eight to ten years or more, buy for the family you will have then, not the family you have today. A couple planning children, or a household where parents will eventually move in, will outgrow a 2 BHK. Selling and rebuying costs you brokerage, stamp duty and registration all over again, plus months of disruption.

If your horizon is three to five years, perhaps because your job may move you or you plan to upgrade to a bigger location later, the 2 BHK is often the smarter buy. It ties up less capital and it sells faster.

Budget: the stretch has to be sustainable

A 3 BHK in the same building as a 2 BHK costs meaningfully more, and the difference is not only the purchase price. Maintenance charges are usually area-linked, property tax is higher, and furnishing and painting an extra room costs money you will spend within a year of moving in.

  • Add maintenance, property tax and higher utility costs to your comparison, not just the EMI.
  • If the 3 BHK EMI leaves you with no monthly cushion, it is the wrong buy at that price.

A useful discipline: if the 3 BHK only works by stretching the tenure to the maximum and assuming your income rises on schedule, you are buying on hope.

Location versus size, the real trade-off

For most buyers, the actual choice is not 2 BHK or 3 BHK in the same building. It is a 3 BHK further out or a 2 BHK closer in. A 3 BHK in Shela, Gota, Chandkheda or towards Sanand will cost roughly what a 2 BHK does in Satellite, Prahlad Nagar, Vastrapur or Thaltej.

Think about this honestly in terms of daily life. If both partners work in the western corridor or the Prahlad Nagar and Satellite belt, a longer commute every day for ten years is a real cost. If one of you works in GIFT City or Infocity, then Kudasan, Sargasan, Raysan, Motera or Chandkheda become far more logical than a bigger flat on the far south-west side.

School location matters just as much once children are in the picture. Many buyers pick a smaller flat in an established area specifically for school and social access, and that is a perfectly rational decision.

Resale and rental demand differ by area

2 BHK units generally have the deepest buyer and tenant pool because they suit the widest income band. They tend to move faster when you want to exit. 3 BHK units appeal to a smaller but more committed set of buyers, typically settled families upgrading once and staying.

Location changes the picture. In corridors with a lot of young working professionals and corporate movement, such as around Science City Road, Gota, Chandkheda, Motera, and the GIFT City and Infocity catchment in Gandhinagar, 2 and smaller 3 BHK units rent out readily. In more established family areas like Satellite, Vastrapur, Bopal and South Bopal, larger 3 BHK units hold their appeal with end users and long-tenure tenants.

Layout beats label

Do not buy on the label alone. A well-planned 2 BHK with a large living room, a proper utility and a usable balcony can live better than a cramped 3 BHK where the third bedroom is barely big enough for a bed. Developers sometimes carve a third room out of the same footprint just to be able to advertise 3 BHK.

  • Check the size of the third bedroom specifically, not just the total area.
  • Count the bathrooms. A 3 BHK with two bathrooms works very differently from one with three.
  • Check whether the flat has a separate utility or whether the washing machine ends up in the kitchen.
  • Look at natural light and cross ventilation. In Ahmedabad summers this is not a luxury.

A simple way to decide

Buy the 3 BHK if you are settling long term, your income is stable, you need a room for parents, guests or a home office, and the EMI still leaves you comfortable. Buy the 2 BHK if you are early in your career, you want to stay in a better location than a 3 BHK budget allows, you plan to upgrade in a few years, or you are buying for rental yield and liquidity.

And if the honest answer is that the 3 BHK you want is just out of reach right now, buying a good 2 BHK in a strong location usually beats buying a compromised 3 BHK in a weak one.
